Tarbat House is located in the Isle of Mull’s south west, just a mile outside the village of Bunessan. Sleeping up to six guests, this detached, well presented property sits within an enclosed garden with parking space for three cars.

The front porch at Tarbat House opens into the central hallway which leads to all the ground floor rooms in the house. The living/dining space is a lovely room, filled with natural light from the large windows and double sliding doors that open to a raised balcony. There are views of the rugged surrounding landscape, typical of the Ross of Mull, and this is a great place from which to try and spot a passing hen harrier, or to just enjoy the distant views of the sea and the Ardmeanach headland.

The living area also features a dining space with table and chairs for guests, two sofas and two tub chairs to relax on; a smart television; DVD player; range of DVD’s and a bluetooth speaker for your entertainment. In addition to the central heating system in the house, the lounge has a living flame electric fire. On sunnier days, the small outdoor balcony, accessed through patio doors in the lounge to the side of the house, offers a place to relax with a glass of wine.

The smart kitchen is opposite the living room, with a great range of modern appliances, generous storage and an excellent range of kitchen equipment. There is a useful breakfast table for two, lots of worktop space, and everything you need for a self-catering holiday. The ground floor also has a utility room, with a washing machine, tumble dryer, full size freezer, and a place to leave coats and boots. There is a good collection of garden games and this is a useful space for storing belongings.

At the end of the hall there are two generously proportioned bedrooms, both with king sized beds and with fitted wardrobes. The master has an en-suite bathroom with a whirlpool bath with shower over it. Both bedrooms feature good quality Egyptian cotton bedding.

Stairs lead to a landing area, with seating and a selection of books. On this floor there is a twin bedroom and family bathroom with shower unit, hand basin and w.c. The twin is another good sized room with inspiring views across to the Burg headland and Loch Scridain.

Bunessan, the nearest settlement, has a village shop, church and the Argyll Arms - a hotel and pub offering bar meals during the day and evenings. Fionnphort, a further fifteen minutes away by car, is home to the highly acclaimed Ninth Wave restaurant which serves local produce with flair. Guests staying at Tarbat House also have the opportunity of boat trips to Staffa, Fingal’s Cave and the Treshnish Isles. Or they can board the MV Loch Buie to Iona, where you can visit the historic Abbey or explore the rest of the island by bike, or on foot.

Kitchen and Utility: Fully fitted, well equipped kitchen with electric oven and large gas hob, fridge, dishwasher, microwave, kettle, toaster and cafetiere. ‘Starter packs’ of coffee and tea are provided along with some basics such as salt, pepper and spices. Full size freezer, washing machine, vented tumble-dryer, coat hooks and boot rack in the utility room.

Bedrooms: Two double bedrooms with king sized beds and fitted wardrobes downstairs (master with en-suite) on the ground floor. One twin bedroom on the first floor.

Bathrooms: Family bathroom upstairs with shower unit, hand basin and WC. Master bedroom on the ground floor has an en-suite bathroom with whirlpool bath, over-bath shower, hand basin and w.c.

Garden: The garden is an enclosed space with a gate to access the house and is mainly grassed. There is a seating area with table/seats for six with open views across the surrounding countryside towards the sea. In addition, there are six outdoor loungers and children’s chairs.

Heating: There is oil fired central heating throughout the house. This also heats the water. Guests can adjust the temperature using the control on the wall in the hall. There is also a living flame electric fire in the lounge. There are heated towel rails in the bathrooms.

Bed Linen and Towels: Bed linen and towels are provided.
