Kilpatrick Farmhouse sits at the head of Duart Bay, mid-way along the single track road that leads to Duart Castle. The property boasts stunning panoramic sea views over the bay and up Loch Linnhe, right toward the summit of Scotland’s highest mountain, Ben Nevis.

Sleeping four, Kilpatrick Farmhouse offers a very well-appointed base for a holiday on Mull, with extensive and spacious living areas that are furnished in a very welcoming and homely style. The farmhouse is part of a group of renovated farm buildings at Kilpatrick (along with the Coach House and Studio Apartment), with parking space for two cars beside the property.

A covered glass entrance (shared with the Studio) leads to the door of the Farmhouse. You enter into the timber lined kitchen with a breakfast/dining area. This is a spacious room that has an impressive window with lovely views over the garden and to the mountains of Mull in the distance. A utility area adjoins the kitchen, with a washing machine/dryer and sink – convenient touches to make your stay simple. There is also a door here that leads directly out to the garden (shared with guests staying in the Coach House).

From the kitchen, you continue into the dining room. This is a lovely room with a wood burning stove inset into an opening, which connects with the main living area. Comfortable dining chairs and fine artwork complement the room, making it a characterful setting in which to enjoy supper after a day of island adventures.

The main living room is a wonderful space to relax in. A huge bay window reveals breathtaking sea views; a wide sweep across the curved bay to the point, where the iconic Duart Castle, home of Clan Maclean, sits atop its rocky perch. There can be few more iconic views on Mull than this!

Comfortable seating, beautiful artwork and a great selection of books and games make this a fantastic space in which to relax and unwind. The wood burner adds a cosy glow at evening time and a music system, television, DVD player and a selection of films are provided, ensuring there’s something for all the family to enjoy.

A hallway, with an adjoining bathroom (shower unit, basin and w.c.) on the ground floor, leads via a staircase to a landing area upstairs and a second bathroom with a w.c., basin and a bath with shower over.

The master double bedroom is a very spacious room with a king-sized bed that looks toward a large window framing the same stunning sea views enjoyed from the living room. There is plenty of storage space for belongings, and a unit with a washbasin and mirror is a useful addition. The twin bedroom has solid oak beds, storage for belongings and a dressing table.

From the farmhouse, you can enjoy a relaxing evening stroll to Duart point - keep an eye out for wildlife, including eagles and red deer, which can be spotted here. There is a small sandy beach at Duart point, and the bay itself can be explored on a low tide when large expanses of sand are exposed.

Craignure is the closest village, just a 5-minute drive away, and has shops, cafes and Mull’s swimming pool and spa to enjoy. Kilpatrick is ideally located for exploring all areas of Mull, being fairly equidistant from Tobermory and Fionnphort (where you can catch the boat to Iona). The south-eastern area of Mull has some lovely walking opportunities, and there are some beautiful beaches and coastal walks at Lochbuie and Croggan, just a 30-minute drive away. Whether you’ve got keen walkers, birders, wildlife enthusiasts or simply a family in your group, Kilpatrick Farmhouse is a real crowd-pleaser for an unforgettable stay.

Living Room: Spacious living area with large bay window and sea view. Large sofas, armchairs and wood burning stove. Television and DVD player, radio and ipod docking station. Range of books and board games.

Kitchen: Fitted kitchen with both a calor gas oven and Everhot Aga (electric), fridge, dishwasher and coffee percolator. There is a washing machine, dryer, chest freezer and microwave in a separate utility room adjoining the kitchen. Breakfast table with bench and chairs with view of the garden.

Dining Room: Large dining room with wood burning stove dividing this room from the living area.

Bedrooms: One double bedroom with king sized bed and storage. Dual aspect windows with sea views. One twin bedroom with two single beds, chest of drawers and armchair. Hair dryer.

Bathrooms: There are two bathrooms in the house - a shower room on the ground floor and a second family bathroom upstairs with bath (shower over), basin and w.c. Both showers are electrically pumped.

Garden: There is a lawned area around the property for guests to use and there is outdoor seating provided. The garden extends around the whole property and is shared with the guests staying in the Coach House.

Heating: Electric storage heaters on 'total control' system.

Wood Burning Stove: There is a wood burning stove between the living/dining room and a supply of logs are provided for guests.

Bed Linen and Towels: Bed linen is provided. Guests need to bring their own towels.

More at this Property: Electric vehicle charge point available (shared with the Studio and Coach House). The wireless internet access is not available in all rooms (kitchen/dining area is fine but the speed isn't suitable for streaming etc.). Cot and high chair. Iron and ironing board are provided.

Arrival and Departure: Arrival after 5pm. Departure by 11am.
