Stone-built charm, a timber-clad porch and pop of red to welcome you home, Kilninian Cottage offers a rustic Highland welcome in an archetypically Scottish former crofter’s cottage, complete with thick stone walls, coombed ceilings upstairs and wonderfully unspoilt views.

Nestled into the island’s west coast with seascapes spanning Loch Tuath, Ulva, Gometra and the Treshnish Isles, this characterful cottage promises a haven from which to soak up Mull’s ever-changing landscapes, as you watch the weather race in, the tides draw out and the sunset sink ever closer to the sea. In fact, there's a perfectly positioned lookout point for two in the garden to do just that!

Sitting in a pretty garden with lawn, fuchsia hedging and mature shrubs, there is parking for two vehicles on the gravel driveway and a gravel path leads through a further gate to the brightly painted front door.

Entering the cottage, the porch offers plenty of space to pull off coats and boots protected from the weather, with a comfy bench seat and ample hanging space. Two steps up then lead into the wee hallway on the ground floor of the cottage.

Two living rooms sit to either side of the hallway. The main living room is a relaxing space with a plush corner sofa and armchair and beautiful coastal artworks paying homage to the cottage's fabulous west coast surroundings. The second living space is home to another comfy sofa and wall-mounted TV, alongside the dining area at the property, with table and chairs to seat four. From this room, a narrow door leads through to the compact kitchen.

Well-equipped with an electric oven and hob, full-size fridge freezer and all-important Dolce Gusto coffee maker for your morning brew, Kilninian Cottage offers a home-from-home experience in a quirky and characterful centuries-old setting. Low patio doors lead from the kitchen directly onto the patio with picnic bench, perfect to make the most of the long Hebridean summer days with dinner or drinks alfresco, while soaking up the superb views and abundant local wildlife.

Returning to the hallway, the bathroom is also found on the ground floor with WC, basin and a good-sized walk-in shower.

A narrow staircase then winds its way to the upper floor of the cottage, tucked within the eaves with low coombed ceilings that speak of the cottage's age and charm. The stairs lead straight into the twin bedroom, with a gate that can be fastened at the top if desired. A low door then leads from the twin room directly into the master double bedroom.

Both bedrooms offer enchanting sea views through dormer windows that peek from the slate-clad eaves. The low combed ceilings and low doorways lend both bedrooms a cosy feel, but are worth keeping in mind for taller guests!

Kilninian Cottage has been lovingly cared for to offer a comfortable base with plenty of character, while embracing the quirks that come with a historic crofter's cottage. If low ceilings, wee doorways and having to duck from time to time will add to the charm for your stay, then Kilninian Cottage could be the one for you.

Living Rooms: One living room with corner sofa and armchair. Second living room with sofa, Smart television, dining table and chairs for four. Selection of board games.

Kitchen: Electric oven and hob, full-size fridge freezer (with 3 drawer freezer), kettle, toaster, cafetiere, microwave, Dolce Gusto coffee machine.

Bedrooms: The staircase leads straight into the compact twin bedroom with low, coombed ceilings. There is a gate that can be closed to restrict access to the staircase overnight. A low door from the twin room leads into the double bedroom (standard sized bed), again with low, coombed ceilings. There is a small chest of drawers in each bedroom and a hanging rail in the master double.

Bathroom: Located on the ground floor, there is a shower room with WC, basin and good-sized walk-in shower.

Garden: Large garden with woodland and lawn which is fully enclosed. Paved patio and picnic bench beside the cottage and a sea view lookout point with two seats further along the garden. There is a shed in the garden, but this is used for storage by the owners (no guest access). Please note, adjacent to the property, outwith the hedged garden but accessed by the same driveway gate is a static caravan used by the owners for accommodation (only for family use, not let out to other guests).

Heating: Electric wall mounted heaters in each room - controlled by control panel on the side. Heated towel rail in the bathroom.

Bed Linen and Towels: Bed linen and towels are provided.
