    The access road quite a challenge, very rough, farmers gate also challenging!
    Stairs took some navigating and headspace in bedroom a real problem!!
    Cottage very clean & modern inside, peaceful location
    According to editors note September 2025 Owners were having drive upgraded. Didn't appear so May 2026!!!

    Editor's Note: The owners regraded the access track (gravel) in April. We returned to inspect it following this review and found the track to be in good condition and no potholes. We show the staircase and combed bedroom ceilings clearly in the photos and also highlight them in bold in the cottage description, as we're mindful they won't suit every guest and want to ensure guests enjoy a comfortable stay.

    We have to agree with previous comments about the steep stairs, limited headspace in the bedrooms and the steep road which can be a bit challenging.
    Nonetheless, we were able to access using a 2w car, c3 picasso. As we have some previous experience in country roads.
    Location is lovely very beautifully and peaceful. With highland cows, sheep and deer around. Comfortable mattresses.
    Things to improve: user friendlier heating system; and better internet connection. Specially if you are planning to work remotely.
    We recommend the cottage as it was a great experience. Owners easy to reach.

    We loved our stay at Kilninian Cottage. Quirky layout but lots of character and such a beautiful setting, Mull is stunning, we hope to come back!

    Pros: Beautiful 19th century cottage with wonderful views across the sea to the Treshnish Islands.
    Cons: It’s an old cottage, with some restricted headroom and narrow, steep stairs. Very quaint, but not entirely suitable for everyone. The drive is steep and the surface has some deep holes which are difficult to negotiate. A vehicle with high clearance is necessary.
