A stay at Carsaig House offers an experience of Highland living steeped in tradition, as you become lords and ladies of the manor in one of Mull’s most spectacular and remote settings beside the grey sands, towering clifftops and cascading waterfalls of Carsaig Bay, which form part of the Carsaig Estate.
Think roaring open fires with marble fireplaces, a charming Aga filling the kitchen with timeless warmth, windows stretching up to the towering ceilings that frame spellbinding views to the Atlantic Ocean and dramatic headlands. Congregate with family and friends and every generation is guaranteed a great experience, whether the young ones are getting competitive over table football in the games room, or the grownups are dressed in their finery and playing host to their very own murder mystery evening in grand confines.
The accommodation at Carsaig House is expansive and exceptionally appointed. With eight bedrooms, serviced by five bathrooms, the mansion can welcome up to 15 guests (as well as your four-legged friends too), for a memorable escape to Mull that promises to truly be unlike any other you’ve experienced on the island.
Arriving at the property is an experience in its own right, as you take the hill pass from Pennyghael the final few miles to Carsaig, the Atlantic Ocean opens into view and your descent begins between towering pines, as your way meanders through dancing dappled light and past a tumbling waterfall, before the garden’s walls come into view and you arrive at Carsaig House.
Entering this exceptional property from the rear – and eagerly anticipating the views you’ve had a glimpse of from the road – you’ll find ample space to stow binoculars, cameras and scopes for the wildlife enthusiasts, walking poles and boots for hikers or simply buckets, spades and beach gear too. The spacious entrance hall affords access to a useful laundry room and WC.
Moving straight into the beautifully appointed kitchen with solid granite countertops, the windows perfectly frame the informal breakfasting table and stunning sea views. With an entire wall of pantry space, a huge Aga and all the mod-cons for ease too, this kitchen will tempt even the most reluctant of chefs to embrace their inner foodie and serve up a feast.
The family room meets games room flows off the kitchen in the north wing of the house – a really inviting space with a comfortable corner sofa, huge open fire and yet more breathtaking views. Enjoy board games as you pull up a seat at the antique carved table. Heading south from the kitchen, the formal living quarters of Carsaig House unfurl, seemingly following the sea views. First, the formal dining room beckons with a grand antique banquet table taking centre stage and the lofty ceilings waiting to be filled with the sound of conversation, clinking glasses and laughter.
From here, move into the drawing room, another elegant space in which original paintings and antique furnishings compete with the sea views for your attention. With a beautiful open fire, this makes a wonderful space in which to relax in good company, with room for all the family to spread out or come together through the different living spaces as they wish.
Hidden at the end of the house is a room equipped with an antique desk and library housing a wealth of books, where one can’t help but be inspired to put pen to paper with the stunning sea and headland views beyond the garden. A hallway runs the length of these living spaces from the kitchen, leading to another ground floor WC and the formal entrance – a warm Highland welcome with mounted antlers and cast iron lighting befitting a property of this stature and heritage. From this hallway, a carpeted staircase ascends to the sleeping quarters of Carsaig House, which occupy the top two floors.
The master suite enjoys a private position at the end of the wing, an exceptionally spacious room with sea views from twin windows, lovely antique furniture and original paintings adorning the walls. The large en-suite promises the luxury of a roomy walk-in shower, bath tub, basin and WC, for a hotel-like feel in a historic setting.
On the first floor also lies a sweet single room with garden views, a sea view twin bedroom with Jack-and-Jill shared bathroom with the next door double bedroom, two further sea view double bedrooms (one sunken, down a few steps), and two further bathrooms.
Following the staircase to the top of the house, two more charming bedrooms await in the eaves – another double and a twin bedroom, both with sea and garden views, and served by a shower room with WC and basin on this level too.
Then come the gardens. To the seaward side of Carsaig House is a beautiful stone patio with relaxed picnic bench seating, ideal for enjoying coffee while the sun comes up, or dinner as dusk settles over the water. Venture across the lawn and through a gate in the iron estate fencing to make your way to the stunning viewpoint – an enchanting lookout spot to sit back and soak up the changing tides as the black sands of Carsaig Bay are exposed, spot seals on the outlying skerries, or scan the cliffs for soaring birds of prey.
The walled gardens are truly exceptional at Carsaig House, as the crenelated stone walls would suggest! Mature trees, manicured lawns, rose-laden arches and elegant planting beds spill over with hostas and palms, euphorbia and hydrangeas – a lovingly built collection that has been tended for decades to offer the vibrant display you see today.

Kitchen: Elegantly equipped kitchen with Aga, electric oven and hob, granite countertops, farmhouse sink, pantry cupboards, breakfasting table to seat 12-15, sea view window seats. Fridge, under-counter freezer with three drawers, two kettles, cafetiere, dishwasher, washing machine and dryer, food processor, hand blender, toaster, microwave, good range of cookware, some baking equipment, laundry detergent and some store cupboard basics like salt and pepper provided.
Bedrooms: Eight elegantly appointed bedrooms with the master double (en-suite), twin bedroom, three double bedrooms and single bedroom on the first floor, and a further twin bedroom and double bedroom on the second floor. Hair dryer provided.
Bathrooms: There are two WCs on the ground floor at either end of the property. The master double has a large en-suite with walk-in shower, bath, basin and WC. A twin and double bedroom share access to a Jack-and-Jill bathroom with WC, basin and bath with overhead shower. Two further bathrooms on the first floor, one with bath with handheld shower, WC and basin, the other with a bath with an overhead shower, WC and basin. On the top floor, there is a shower room with WC and basin - please note the ceiling in this bathroom is lower, as it is in the eaves. Complimentary toiletries.
Garden: Beautiful walled gardens, top croquet lawn, sea view patio to the front of the house with picnic benches and barbecue, lawn and orchard, gate to a beautiful gravel lookout point with seating and firepit. The garden is enclosed with a high wall and deer fencing.
Dogs: Please note it is a maximum of two dogs at this property. Dogs are allowed in the entrance hall and kitchen of the house, and as Carsaig is a working estate with livestock in adjacent fields, dogs must be kept under control on the estate please.
