Had a wonderful stay here. House very comfortable with everything we needed. The array of kitchen equipment was impressive and high quality. Heating worked nicely and shower was great. The water was classed as not for drinking while we were there but bottled water was provided and this was not a problem. Sunsets were fantastic and could eb viewed from the ping-pong room balcony without difficulty. Garden not completely dog proof if you have a small determined creature like us but not a problem to keep in on a long lead.

Lovely house in a spectacular area. Saw white tailed eagles every time we left the property along Loch Na Keal (group of islands where they stalk the otters to pinch their fish). So much wildlife to see on Mull. No problem accessing the beach....just followed the stream, nice waterfall there too. Agree on the hedge as not much need for privacy and it was very windy (gale force) sometimes so difficult to keep going down to the gate. The property is very well maintained with top quality cookware and appliances which was most appreciated. IOM cottages.com excellent site, use it every time we go.

Great location! The house offered all we needed for the week. Access to the beach as described was somewhat fanciful - in reality it’s a difficult treck across marshland! Only other comment is about the height of the hedge, it could be a foot lower to give a great view from the house! But don’t let that put you off, one of the better properties in the island - looking forward to returning.

This is a very charming well organised property, that is dog friendly as they have their own area in a sealed garden. The ping pong room was an artist's studio for us - very inspired by the former occupant JoLoMo! Excellent stay.
We would keep the hedge for privacy and would have loved to know how you accessed the secret beach as there was a bull in the field!

We go to Mull every year and this is by far the best house we have stayed in. It's spacious, the decor is very tasteful, the showers were fantastic and the views were breath taking. You can sit and eat in the conservatory looking out over the most beautiful view. I noticed other reviews said about the hedge blocking the sea view, I agree but we walked down to the road in front of the house a few nights to watch the sunsetting over the sea, it was absolutely spectacular. We had no problem with the farmer and took our dog down to the beach with no problem. We would definitely stay here again.

Staying in this absolutely beautiful house at the minute and what can I say? The remoteness is fantastic, we could let our children play without worry or disturbing anyone else's peace. The hedge is high but that gives privacy and as commented in a previous post, we just walked to the gate or went over to the games house. The farmer nextdoor (actually a 5 mins walk away) was very friendly and appreciated us asking about access to the beach across the field. The beach is small yet beautiful but in no means easy to access. Already looking to book next year, we enjoyed our stay so much !!

This is a lovely location if you like remote. The manager was helpful and friendly with a couple of issues including the heating. The beds were comfortable and the kitchen well equipped. Lovely meadow and birds. Overall a bit disappointing. Trip hazards with odd levels and rugs. I agree about the shower. no view of the sea possible, due to the hedge. The beach isn't very near, there was no clear path and the farmer came to the house unhappy with us going through his field and not shutting our gate-difficult as it was hanging on one hinge. Perhaps liaise with him to allow a path to the beach?

Sea views blocked by tall hedges and trees surrounding the property. Two showers but only one worked at a time. Numerous steps downstairs two of which are very deep making it unsuitable for anyone very young or with mobility issues. Accessibility issues not made clear on website. Table tennis studio was inaccessible. Disappointing particularly as it was so expensive.

We do advise in the website property description of the steps on the ground floor level, as well as showing the steps and staircases in several photos too, as well as the steps to the games room in the outbuilding, and are sorry they proved problematic for you.
We haven't had any problems with a remote location was a perfect for us,but it is a lovely long drive if you want yo get anywhere.
On a first day when we arrived we had an issues with a hot water, next morning caretaker Stewart was trying to do his best and fix the problem for us
,and with a help of the plumber they all did brilliant job so big thank you to them!
As we have been spoiled with ours previous locations in Scotland this house was on a downs side,heghe was blocking completely the views. The games room was big disappointment ,loads of dog hair,dust,rubbish,unstable stairs.

First class wonderful house, wonderful views,.My wife has Dementia so we slept in the downstairs bedroom.The downstairs shower room needs the mirror moving higher as at 6’ tall it was almost impossible to shave. The mirror is old and discoloured. The TV did not work at all, No Signal. Otherwise excellent facilities.The wildlife was exceptional.The table tennis room a boon for the children.

Studding location. House beautifully presented and very comfortable. A lower, dog proof hedge would be good
Lovely house, beautifully presented, though not really suitable for dogs.
1. we were asked that dogs should not go upstairs or to bedrooms, but the door from the kitchen would not shut properly so dog could easily go upstairs.
2. Garden hedge was not dog-proof.
3. Local farmer asked us not to take dog across his fields with sheep in even if she was on a short lead so we could never all go to beach together.
I would love to return, but not with a dog.

We loved everything about the house and mull we have booked to go back next October. The beautiful beach across the field was so special we called it our private beach and went swimming there, we explored the isle and we all personally thought the house was in the best place. The house was comfortable and lovely and clean thank you to the caretaker's.

Stunning location but a long drive to anywhere else. Comfortable hotel standard bedrooms. The house is surrounded by trees and a very high hedge so no sea views as advertised. The living room only seats 6 (we were 7 adults) and the ‘dining room’ is so narrow no one could get in or out once seated. Although advertised as ‘pet friendly’ the dog was only allowed in the kitchen and utility room. We ended up spending all our time in the kitchen. The garden was not secure as sheep appeared and disappeared in it so we could not leave the dog in the garden unsupervised. It was not a relaxing holiday.

We absolutely loved this house. The location is stunning and house itself spacious comfortable and well equipped. The nearby beach across the fields is beautiful, and the walk to McKinnons cave muddy, but spectacular. We saw, from the cottage, dolphins, eagles and merlin.
It's a long drive to get anywhere, but the roads are so so spectacular it doesn't really matter - it becomes an integral part of the day out.
The kids loved the table tennis room - although one tip - take spare table tennis balls with you!
The kids rated this as their top holiday ever and are already pestering to return.

Fantastic cottage. Comfortable and fully equipped which makes a stay with three children easy. Secure garden for the dog to run around. Ensure to take food supplies with you as the co-op is in Tobermoray which is 40 mins away. We went in February which is obviously out of season but a lot is closed until April and hotels serve dinner at 6pm which makes getting an early meal a challenge. The walk to the beach is across the field in front of the house and and you need to cross the stream so use the gate nearest the house so you are the right side! This takes a good 20mins with kids.

A lovely property in a stunning location. Plenty of room for two families of four with teenage children. Well equipped, spacious and comfortable. The setting is incredible with golden eagles on the cliffs on one side, and whales and dolphins out to sea from the front (but just need to cut the hedges a little bit more). We'd definitely go back!

Agree with previous comments- this property is surrounded by stunning scenery that cannot be enjoyed due to high hedges that need to be cut back or removed to leave the fence only.
Better garden furniture needed that is child friendly.
Private beach nearby is not safely accessible to small children, this should be noted on the information.
Overall fantastic house in a lovely remote location, we would highly recommend.

We had a wonderful holiday in this lovely house, nestled amongst hills and a lovely swimming bay. Super facilities including beautiful bathrooms and bedrooms. Could do with better outdoor furniture and some views cut into the high hedges and fewer trinkets but none of that takes away the hard work that goes into making this a truly special Mull holiday house.

Balmeanach Farmhouse is in a fabulous location, great for walking and cycling, and a great base for exploring Mull. It is extremely comfortable and a joy to return to after a day spent in Mull's changeable weather. Would highly recommend.

Staying at Balmeanach has probably spoiled us for any other holiday cottage we may stay at in the future. It is extremely comfortable, beautifully furnished, very clean, well-equipped and an absolute delight to return to after our days out. It is in a wonderful location with views of Staffa and the Treshnish Isles from the kitchen window. We really cannot recommend it more highly, and would love to stay here again when we return to Mull.
